A Velux roof window, or skylight, is priced per window, and the main thing that moves the cost is whether you are swapping an existing one or cutting a brand new opening in the roof. Size, the way the window opens, and whether scaffolding is needed do the rest.
Window-type prices cover a same-size replacement, including fitting. Electric or solar operation is already included when that type is selected. A new opening and access equipment are separate allowances; ask whether scaffolding can be shared across windows.

Velux window cost by number of windows
These are the guide rate multiplied out. A single window visit tends to land toward the top of each range and several windows in one visit toward the bottom, because the access and setup cost is shared across them rather than charged once per window.

|---|---|---|
| One window, straight swap | 1 window | £750 to £2,000 |
| Two windows | 2 windows | £1,500 to £4,000 |

Common questions
Is there a Velux window price list?
VELUX publishes product prices, while installed costs also depend on the fitter and access. Our table gives supplied-and-fitted replacement ranges by window type. Electric or solar replacements are £1,500 to £2,000 per window; their operation is already included, so do not add an electric surcharge again. A new opening adds £250 to £600 per window. The calculator allows £400 to £900 per window for scaffolding where needed, but shared access may reduce that allowance on a multi-window job. Confirm the access plan in your quote.
How much is it to replace a Velux window like for like?
A small centre-pivot swap (CK02, 550 x 780) runs £750 to £1,250 supplied and fitted, and the most common size (MK04, 780 x 980) £1,000 to £1,450. A straight swap is the cheapest way to get a new Velux, because the hole, the structural trimming and the internal reveal are already there. Larger, top-hung and electric or solar units go up to about £2,000. Cutting a brand new opening instead adds £250 to £600 per window, plus scaffolding if access needs it.
How much does it cost to replace just the glass in a Velux window?
Replacing only the glazing pane is much cheaper than a whole new window. The replacement pane itself is around £115 to £215 supplied for common sizes, and with a specialist to fit it you are usually looking at £200 to £500 all in for a straightforward misted or cracked double-glazed unit. A large pane, an older pre-2014 window, or awkward roof access can push it higher, and if the frame or opening mechanism is worn too, a full like-for-like replacement from £750 is often the better value.
How much does an electric or solar Velux cost fitted?
The guide range for an electric or solar VELUX is £1,500 to £2,000 per window supplied and fitted as a same-size replacement. The operating mechanism is included in that range. A new opening and any scaffolding are separate allowances; choose the electric or solar type in the calculator rather than adding a surcharge to it.
Do I need planning permission for a roof window?
Usually not: roof windows are permitted development provided they do not project more than 150mm from the roof plane or sit higher than the ridge. Conservation areas and listed buildings are the exceptions, and side-facing windows may need obscure glazing. Building regulations still apply to the opening and any structural trimming.
Is there a cheaper alternative to Velux?
Yes: Velux is the brand people use generically, and rival roof window brands can cost meaningfully less for a similar specification, with the fitting cost the same either way. Compare the glazing spec and the warranty rather than the badge, and check blinds and flashing kits are available for whichever brand you pick.
How long does it take to fit a Velux window?
A like-for-like swap is typically half a day to a day per window. Cutting a brand-new opening, with the structural trimming and internal finishing that involves, runs 1 to 2 days and adds £250 to £600 per window to the price, plus scaffolding if access needs it.
Can I fit a Velux window myself?
In theory yes on an unregulated job, but in practice it is a hard DIY task. You are cutting into the roof, working at height, and getting the flashing watertight, and a leak here is expensive to put right. Buying the window yourself saves on the markup, but at £750 to £2,000 supplied and fitted, most of that is skilled labour you cannot easily replace. Worth it only if you are experienced with roofing.
Does a Velux window add value when you sell?
It rarely pays back the full outlay. At £750 to £2,000 a window, a loft or dark room made brighter does help a sale and can make a room feel usable, which matters more than the pound figure. Treat it as something you fit to enjoy the light and space while you live there, not as an investment that returns what it cost.
