Common questions
How much does a tiled conservatory roof cost?
Converting a glass or polycarbonate roof to a solid insulated tiled one costs £6,000 to £12,000 supplied and fitted in this guide. Firms that publish their own prices sit in and around that range: a Leka roof from £5,000 on the Wirral, a warm roof replacement from £7,500 in Norfolk and Suffolk, and £5,000 to £10,000 for an average-sized conservatory from Guardian's own installation service. A Manchester builder puts a full insulated solid roof in the region of £15,000. The size and shape of the roof, roof windows and any strengthening of the frame decide where yours lands.
Do I need building regulations to replace a conservatory roof?
In England and Wales, yes if the new roof is solid, and usually not if you swap glass for glass or polycarbonate for polycarbonate. A conservatory is exempt from building regulations only while it stays a conservatory: built at ground level, no more than 30 m², still separated from the house by an external wall, door or window, and without the house's heating extended into it. It also has to be mostly glazed: Thurrock Council's guidance says at least three-quarters of the roof and half of the walls must be translucent. A solid roof cuts the glazing, so the conservatory loses the exemption and the new roof has to meet the regulations as an insulated roof, with building control checking that the frames and foundations can carry it. Scotland and Northern Ireland have their own building rules, so ask your council there.
How much does building regulations approval cost for a conservatory roof?
It is your council's building control fee, and many councils publish a fixed fee for this job. Westmorland and Furness charges £294, and Bassetlaw £272 for a proprietary lightweight roof system but £577 for a solid roof that is not one, both including VAT. Crawley charges £189 to check the plans and £252 to inspect, or £566 by building notice, including VAT, and Walsall £103 and £137, or £288 by building notice. Applying after the work is finished, called regularisation, costs more: £710 in Crawley. Ask whether a quote includes the application, because some installers make it for you.
Can my conservatory take a solid roof?
Often, but it has to be checked first. Building control guidance says a glazed roof's frames were probably designed to carry a roof's weight, while a polycarbonate roof's frames may only have enough reinforcement for that lighter roof. Where there is none, new frames or extra reinforcement may be needed, and trial holes are dug to check the foundations can carry the new load. That check, and any strengthening it finds, is why this guide adds £500 to £1,500 for building regulations and structural work on top of the roof itself.
Do I need planning permission to change my conservatory roof?
Usually not. The Planning Portal says most alterations to roofs are permitted development, providing they meet the limits set out in law, but a change that significantly alters the structure or appearance of the roof may need planning permission. If your home is listed or in a conservation area, ask your council before you order.
Is it worth replacing a conservatory roof?
If the room is unusable in summer and winter, a roof swap is much cheaper than replacing the conservatory. A solid insulated roof at £6,000 to £12,000 turns it into a genuine year-round room; new glass at £2,500 to £5,500 is the middle ground. Set the cost against what the conservatory is worth to you as usable space: on a tired frame, spending £10,000 on the roof alone can be money in the wrong place.
What is the cheapest way to replace a conservatory roof?
A like-for-like polycarbonate swap at £2,000 to £4,000. It fixes leaks and tired panels but does little for temperature, so it suits a conservatory used three seasons a year. If heat and cold are the actual complaint, the extra for glass or a solid roof is what solves it. There is also a cheaper halfway house that keeps the old roof: an insulated ceiling fitted inside underneath it, which one Manchester firm prices from £1,995. It suits a roof that is sound but makes the room too hot or too cold.
Can I replace a conservatory roof myself?
A basic polycarbonate swap at £2,000 to £4,000 is the only version a confident DIYer might tackle, saving mainly on fitting. A glass roof at £2,500 to £5,500 or a solid tiled roof at £6,000 to £12,000 is a different job, with structural loading, weatherproofing and often building regulations. Get those wrong and you get leaks or a sagging frame, so pay a fitter for anything beyond a like-for-like panel change.
How long does a conservatory roof last?
It depends entirely on which of the three you have. Polycarbonate is the shortest-lived at roughly 10 to 15 years before it discolours, gets noisy in rain and stops controlling temperature; some panels keep going to 20 but perform poorly well before that. Glass roofs are generally quoted at 20 to 25 years for the sealed units, though estimates vary and a unit that has misted has failed whatever its age. A solid insulated tiled roof is the long-term answer at 40 to 50 years or more, which is part of why it costs several times a like-for-like swap. Worth knowing that the roof almost always fails before the frame and base, so replacing the roof on a sound conservatory is usually better value than replacing the whole thing.
Does a new conservatory roof add value to your home?
It rarely returns the full outlay, but a solid tiled roof at £6,000 to £12,000 can make a cold, unused conservatory into a room people actually count, which helps a sale. A cheaper glass or polycarbonate roof at £2,000 to £5,500 mostly buys comfort and lower glare while you live there. Treat it as improving usable space rather than money back on resale.
